What it is
Brick and mortar are porous, and a chimney sticks up above the roof where it takes rain and wind from every direction. Water that gets in freezes and thaws, rusts dampers, rots framing and stains ceilings. Most leaks come from a handful of places: an open flue with no cap, a cracked crown, failed flashing where the chimney meets the roof, or masonry that soaks up water.
Signs you need it
- Water stains on the ceiling or walls next to the chimney
- Dripping or puddles in the firebox after it rains
- White, chalky staining (efflorescence) on the brick
- Rust on the damper or firebox parts
- Crumbling mortar, flaking brick or a cracked crown
- A musty smell from the fireplace after wet weather
What we do
- Diagnose the source of the leak instead of guessing
- Install or replace chimney caps sized to your flue
- Repair or rebuild cracked crowns so water sheds off the chimney
- Replace or reseal step and counter flashing where the chimney meets the roof
- Apply a breathable masonry water repellent that keeps rain out but lets moisture escape
