Chimney Inspections When Buying a Home in Oklahoma

A general home inspector looks at the chimney from the outside and the firebox from the room. They do not run a camera through the flue. If the house has a fireplace, stove or insert, a separate chimney inspection is the way to know what you are buying.

Which level to ask for

NFPA 211 calls for a Level 2 inspection at the sale or transfer of a property. That means a camera scan of the full flue plus a look at accessible attic, crawl space and roof areas.

When to schedule

Book it early in your option period so there is time to get repair quotes and negotiate. We send a same-day report with photos you can forward to your agent.

Common findings in Oklahoma homes

  • Cracked crowns and missing caps after hail and wind
  • Flashing leaks that show up as ceiling stains near the chimney
  • Cracked clay flue tiles
  • Gas fireplaces that have not been serviced in years
